The district of Erdington is located 5 miles northeast of Birmingham city centre. It was formerly part of neighbouring Sutton Coldfield until 1974. Like many parts of Birmingham, its central location, good river and roman road networks, and fertile soil and woodland all made for ideal conditions for people to settle. Settlers could find a plentiful supply of work, food and water sources, all of which lead to settlements growing into what is now known as Birmingham. The population grew rapidly between the mid-18th century and the end of the 19th century as the area changed from a rural to industrial area.

ERDINGTON TODAY

Erdington has a number of draws for those looking for a home in the Birmingham area. It is the location of the infamous Spaghetti Junction, major road networks, two railway lines, three canals and two rivers. This makes it an ideal location to travel from.

Erdington has a good selection of shops, restaurants, a library, a leisure centre, good schools and higher education colleges making it a perfect location for a growing family.

The area has undergone signification regeneration to upgrade historical housing that was no longer fit for purpose and to introduce new build developments.

WHAT CLIENTS BENEFIT FROM BY INSTRUCT THROUGH EXPRESS CONVEYANCING?

A tried and tested method

Having been in business since 2013, we have a tried and tested method of working with our partner law firms to keep our clients at the very heart of what we do. We work together to reach the best outcome for you.

Extensive Industry Knowledge

Both within Express Conveyancing and across our panel of conveyancing solicitors, we have a wide-ranging depth of knowledge of the conveyancing industry. We are best placed to help you, no matter what happens as your transaction progresses. We can act for properties anywhere in England and Wales.

We have experience of working with some of the leading estate agents, auctioneers, builders and developers in the country. Our experience of different financial matters includes working on cases using high street, new and less common mortgage lenders, bridging finance lenders and affordable housing schemes. We also have experience of different methods of property auctions.

The Peace of Mind of Regulation

Every one of our partner Conveyancing Solicitors and Law Firms are carefully selected. We ensure they are regulated either by the Council for Licensed Conveyancers (CLC) or the Solicitors Regulation Authority (SRA).

Named Conveyancer and Contact Details

All our clients are given details of their allocated conveyancer at the time of instruction. All clients will be given contact details for the conveyancer and will be able to contact them directly.

Experienced Express Case Manager

All clients will also be given an experienced Case Manager from Express. Although not a conveyancer and mindful of not overcomplicating the process, your case manager has the knowledge and experience to provide support and assistance to your and your conveyancer in a way which complements the process.

Access to our Online Portal

Each client is given direct access to our online case management system via a portal. This can be used to keep a track on the progress of your property transaction, ask for updates, get in touch with the team and submit documents.

Transparent Fees and Quotes

At Express Conveyancing, we operate a policy of transparency with fees. All clients are provided with an itemised quotation when getting in touch. One of our experienced team will also discuss the specific mechanics of your transaction to check for anything non-standard, which may attract additional fees, before taking any instruction. This quote is fixed, and therefore if the mechanics of your transaction remain the same as during the initial quote, the quote will not vary. If any additional work is required at any point, it will be discussed and agreed with you prior to any charges being applied.

If purchasing a leasehold property, there is likely to be management company specific fees such as notice, service charge apportionment and engrossment fees applicable which cannot be speculated on as part of a quotation. This will only be known as the transaction progresses as they vary from property to property.

No Completion, No Fee Policy

One benefit for all our clients is no completion, no legal fees payable on your first transaction. You will only be charged any third-party disbursements incurred at the point of withdrawal.

Please note, a second transaction would not be handled on a no completion, no fee basis and you may be required to pay for any work completed up to the point of withdrawal.

How do we obtain a quote?

You can obtain a quote from Express Conveyancing by one of three methods:

  • Use the “Get a Quote” button at the top of each page of our website. Once you have input the details, an itemised quote will be sent across to you by email.
  • Telephone the office and talk to our expert team on 0800 7999892. We will chat through your transaction, collect all required information and follow up the call with an itemised quotation via email. We are also available to answer any questions you have.

Can you act for my mortgage lender?

Yes. The panel structure at Express means we can act for a vast range of mortgage lenders, whether they are well recognised high-street lenders, lesser known, or new lenders. We are also experienced at handling the complexities of Bridging Finance.

When will you confirm the allocated conveyancer?

As part of this, we provide all the information you need, as well as direct contact details for your estate agent(s) and mortgage broker.
