BLACKBURN
The former mill town based in the heart of Lancashire in the north west of England, Blackburn along with Darwen is one of largest districts in the county. Blackburn is steeped in history, with evidence of Roman settlements and Bronze age remains founds. Blackburn is mentioned in the Domesday Book as Blachborne. Throughout the 13th until its decline in the 20th century, Blackburn dominated as a major town involved in the textile industry, in particular the wool and cotton industries. Following the decline of the textile industry and a period of difficulty in the town, major investment and regeneration works were carried out. Thanks to this regeneration, the town is a popular residential area with well established commuter links to many of the major northern cities including Bradford, Lancaster, Liverpool, Leeds, Manchester, Preston and Salford.
There is a key area of green belt land around Blackburn establish to prevent Merseyside and Greater Manchester from spreading extensively. For this reason, Blackburn and the surrounding area has a more rural feel and country parks than more urbanised cities in the area.
Blackburn has a strong multicultural community vibe and some excellent restaurants, bars and places to visit as a result. There also strong sporting roots due to the presence of Blackburn Rovers Football club which has been established in the town since 1875. It also has a prominent ice hockey rink and cricket ground, the latter being an important ground for Lancashire County Cricket Club.

Once all checks and initial processes are completed along with receipt of contract documents from the solicitor acting for your seller, the conveyancing team will commission property searches and complete a title review. As part of the title review, your conveyancer will raise enquiries (legal questions) about the title, the property and search results. This can also include any practical aspects of living in the property you would like to know. The seller and their solicitor will then supply replies. Your conveyancer may require further information or may ask additional questions. When we reach the point that your conveyancer is satisfied with the title and met any requirements of the lender if you are buying using a mortgage or bridging loan, then dates will be discussed and agreed and exchange of contracts will follow. The conveyancing team will then collect up all completion funds, complete the purchase and handle the post completion formalities with the Land Registry.
