THE HISTORY OF DIGBETH

Settlements first grew in the Digbeth area due to its proximity to the River Rea. This important water source gave settlers ready access to drinking water and irrigation for crops. Soil in the area was very fertile meaning food stocks for settlements could be sustained and later the river gave rise to leather tanneries, iron foundries and smithies. Industry in Digbeth grew, leading to the area being part of the first centre of industry in the city of Birmingham. Digbeth was also once one of the most heavily industrialised areas in the town and as a result the most prosperous area in Birmingham. The area is notable for the production of swords for the Parliamentarian Army during the English Civil War. Later the town became the home of Birds Custard and Typhoo Tea. Birmingham was crowned the first manufacturing town in the world in 1971.

Digbeth has strong Italian and Irish communities within the Italian and Irish Quarters respectively. Italians arrived in England and began businesses in the food and hospitality industry. Irish immigrants arrived after the Irish Famine and the Second World War due to Digbeth’s job prospects. Since 1996, the area has been home to the largest St Patrick’s Day Parade in England and attracts approximately 100,000 visitors each year.

In 2017 regeneration projects began with the aim of revitalising the neighbourhood. There are also moves to bring a Tram network back to Digbeth and Birmingham City Centre.

Over the years since we started in business, we have worked hard to develop a model which aids the conveyancing process rather than just creating an extra party involved and inevitably causing confusion. We have good working relationships with all of our panel Law firms. Our role is to support you and act as point of escalation if required.

Online Portal Access

You will be given access to our online case management system which can be used to track the progress of your transaction, request updates, contact us and upload documents as part of the portal system.

Fee Structure Transparency

We pride ourselves on transparency with fees. All of our clients are given an itemised quotation when getting in touch with Express Conveyancing. One of our specialist team will also discuss the specifics of a transaction to check for anything which falls outside of a standard transaction and therefore may attract additional fees before taking an instruction. This quote is fixed, meaning as long as the mechanics of the transaction remain unaffected from the initial quote, the quote will not change. If any additional work is required that wasn’t known about at the start, then it would be discussed and agreed with you prior to any additional charges being applied.

It is important to consider that if purchasing a leasehold property, there may be notice, service charge apportionment and management company fees to pay which we cannot speculate on during a quotation, as this will only be known as the transaction progresses especially as it varies from property to property.

No completion, no fee

Our clients get the benefit of their first transaction being handled on a no completion, no fee basis, minus any third-party disbursements incurred at the point of withdrawal. We offer this regardless of the reason your transaction falls through.

For completeness, a second transaction would not be handled on a no completion, no fee basis and you may be required to pay for any work completed so far should this also fall through.

Mortgage lender

This is especially the case if a client is not set on a lender at the point of instruction and feels it may be subject to change.
