When buying a house, there are a number of important factors that need to considered before committing to purchase the property. An example of this is the decision over whether to carry out a structural survey on the property. Now for many, this is a relatively easy decision as you want some form of assurance of whether the property is structurally sound and if there are any major works required which will of course cost you. Property searches are a little more complex area, with some clients wondering what they are and why they are important.
Property searches are the responsibility of the buyer in a transaction. The searches are carried out by specialist search agents and the results of which are interpreted by the conveyancing solicitor. Where a mortgage or other form of finance is being used, the lender will most likely insist on certain searches being carried out. Where someone is purchasing in cash, they will have the choice over whether to carry out some or all searches. However, having said that, it is always recommended that searches are carried out as they can reveal some very important information about a property and the local area which could have an impact on your enjoyment of a property and in some cases your health and wellbeing.
The first of the common searches is the local authority search. The local authority, or council, that the property falls within will be asked to provide a series of information about the property. Examples of information include land charges, planning applications, consent and conditional consent, building regulations, road adoption and public highways, transport network plans, listed buildings and conservation area restrictions, Community Infrastructure Levy, Article 4 directives on Houses of Multiple Occupation (HMOs) and smoke control orders.
This search is carried out with the water authorities and provides information about water and drainage provision for the property, any internal flood risk, the location of sewers and drains in relation to the property and also in some cases how water usage is measured and charged at the property.
This third search yields results about environmental factors such as local flood risk, contaminated land, ground instability, and renewable energy installations in the local area.
The three main searches are discussed above. Depending on where the property is located and what the common searches show, it may be that further more detailed searches are required. These can include coal searches, Chancel repair liability searches, Land charges, flood risk, energy and infrastructure, High Speed Rail 2 search and underground railways search.
The London Borough of Sutton formed in 1965, is considered one of the outer London Borough’s and is on the southern edge of city, sharing a border with Epsom and Reigate in Surrey. The borough covers an area of 17 square miles with the principal town of it’s namesake, Sutton.

It has well established rail and tram links, along with road links to the A217 and M25 at junction 8. The borough is also only 15 miles from both Heathrow and Gatwick airports, making it a perfect location for commuters and for those who love to travel abroad.
